Today there is a major effort to re-develop this area by focusing on the re-routing of the Trinity River across this area. The project is called Trinity Uptown, and it is part of a larger proposal called the Trinity River Vision.
The Trinity Uptown Plan has a number of questionable proposals including:

To displace over 85 business properties using eminent domain laws to acquire a major portion of the property.

To later re-use a large portion of these acquired lands for economic development projects.

To take valuable real estate holdings in an exclusive residential area for mitigation sites using the eminent domain process.

To undo previous flood control investments only to spend millions of tax dollars for new flood control design
