The Trinity Uptown Plan needs to acquire about 145 acres for this new channel, and because  there will be excess fill dirt,  a nearby place to dump it  is needed.   So they propose using adjacent private lands taken for dump sites.

Once the lands are filled and become overlook sites, they will be more valuable. The Trinity Uptown Plan proposes selling or developing those lands for a profit now that the current owners have been removed.

The Alternate Plan doesn’t need to acquire land for the levee improvements; it will use TRWD land between the levees to deepen and widen the channel as needed, and it uses the dirt removed to raise the height of the levees.

Private land owners will be able to fill their lands behind the levees to create similar overlook sites.  The earlier Corps reports said there would be excess fill after the levee improvements were done.
